Things Worth Knowing
A few things worth
knowing.
Clear answers to the questions we are most often asked. If there is something else you would like to know, we are happy to talk it through by email.
So, what is The Property Edit?
We provide independent property support for homeowners and buyers on the Costa Blanca. We help you understand your options, coordinate the professionals involved and take care of the practical detail, with your priorities at the centre of everything we do.
Are you estate agents?
No. We are not selling property, so our support is entirely independent and focused on what is right for you.
Can you help before I have bought anything?
Yes, and it is often where we add the most value. We can view properties with you or on your behalf, give you a practical perspective, highlight anything that may benefit from specialist advice and discuss what a renovation might involve.
Can you view a property if I cannot be there?
Yes. We visit the property, take photographs and video, and talk you through what we saw so that you have a clear picture before deciding.
Do you replace a surveyor, architect or lawyer?
No. Where a regulated professional is required, we will say so and help you appoint the right person. Our role is to keep everything joined up alongside them.
Will you recommend builders and other professionals?
Where it is helpful, yes. We can suggest professionals we know and have worked with, chosen for their suitability to your project.
Can you compare quotations for me?
This is one of the things we do most. We obtain more than one proposal where possible, compare them in detail, explain scope, inclusions and exclusions, and highlight the differences that matter.
Do you manage the building work?
Each contractor remains responsible for their own work, programme and pricing. We provide independent coordination and oversight on your behalf, attending site, following up information and keeping you informed.
How often will I hear from you during a project?
As often as we agree at the outset. Most clients prefer a regular update with photographs, along with a message whenever a decision is needed.
Can you attend my property while I am abroad?
Yes. Many clients live overseas and rely on us to attend meetings, visit the site, receive deliveries and keep them informed from a distance.
Do you only help with renovations?
Not at all. We are just as often helping with a purchase, arranging utilities and internet, sourcing furniture or providing a second opinion on something practical.
Can you help once I have moved in?
Of course. A great deal of our work happens after the keys change hands, through setting up the home, settling in and ongoing support afterwards.
Can you arrange utilities, internet and the related admin?
Yes. We can assist with account changes, compare providers, arrange installations and attend the appointment at the property.
Can you help with furniture?
We can research suitable options, obtain prices, present the choices to you and coordinate the order and delivery once you have decided.
Is there a minimum amount of work?
No. A single quotation you would like reviewed is a perfectly good reason to get in touch.
How do your fees work?
Clearly and in writing. Individual pieces of work are agreed as a fixed fee against a defined scope, and ongoing involvement is priced to reflect the level of support you would like. Everything is agreed before we begin.
Do I need to speak Spanish?
No. We handle conversations, documents and calls locally, and keep you updated in clear English throughout.
Which areas do you cover?
The Costa Blanca, principally Jávea, Moraira, Altea, Dénia, Benissa and Calpe, together with the surrounding towns and villages.
How do we start?
Send us a note about the property and what you have in mind. We will let you know how we can help and what the next step would be.
Ready when you are.
